Loqol is a licensed California real estate brokerage that helps homeowners sell for a flat fee instead of a commission. We pair an AI real estate agent named Charlie with a licensed human team so the work of selling a home — pricing, listing, paperwork, buyer communication, negotiation, escrow, closing — gets done end-to-end without 5–6% of your equity going to commissions. Loqol is operated by Sunday Real Estate Brokerage, Inc. (CalDRE Broker License #02261474).
We offer two ways to sell with Loqol. Both are flat-fee, both are run under our licensed brokerage, and both put your listing on the MLS, Zillow, Redfin, Realtor.com, and the rest of the major portals. The difference is who's driving. Charlie AI (flat fee from $4,399). Charlie, our AI agent, leads the transaction. You answer questions, review what Charlie prepares, and approve key decisions. A licensed human is always one tap away if you want a second opinion or want us to step in. Best for sellers who are comfortable being hands-on and want maximum savings. White Glove (flat fee from $7,000). A licensed human agent leads the transaction the way a traditional listing agent would, with Charlie working behind the scenes to handle the busywork — paperwork, scheduling, follow-ups, document organization. Best for sellers who want a concierge experience but don't want to pay a percentage commission. You can start with Charlie AI and upgrade to White Glove at any point during your listing.
Charlie is Loqol's AI real estate agent. Charlie works the way an experienced listing agent works, just faster and around the clock: • Pulls comps and helps you price your home • Drafts your MLS listing and syndicates it to Zillow, Redfin, Realtor.com, and 100+ other portals • Prepares your California disclosure package (TDS, NHD, SPQ, etc.) and walks you through completing it • Schedules and coordinates photographers, cleaners, stagers, contractors, and inspectors • Fields buyer inquiries and books showings • Reviews offers, summarizes them in plain English, drafts counteroffers, and handles back-and-forth negotiation under your direction • Coordinates with escrow, title, and the buyer's agent through closing • Stores all your documents in one place you can access any time Charlie operates under the supervision of our licensed broker, so every decision Charlie makes on your behalf has a licensed human accountable for it.
Selling with Loqol takes about 15 minutes to set up. Here's the flow for both service tiers: 1. Get your valuation. Tell Charlie about your home and Charlie pulls comps and produces a pricing range. 2. Pick your tier. Choose Charlie AI or White Glove — both are flat-fee, both tiered to your listing price. You're not locked in; you can upgrade later. 3. Sign your listing agreement. Standard California Exclusive Right to Sell, signed electronically. 4. Prep and disclosures. Charlie generates your disclosure package and walks you through completing it. We schedule photos, staging, and any inspections you want. 5. Go live. Your listing hits the MLS and syndicates to Zillow, Redfin, Realtor.com, and the major portals — usually within 24 hours of disclosures and photos being ready. 6. Showings and offers. Charlie handles inquiries and showing requests. When offers come in, Charlie summarizes them side-by-side so you can compare. 7. Negotiate and accept. Charlie drafts counteroffers and handles negotiation; you approve every move. With White Glove, your human agent leads the negotiation directly. 8. Escrow to close. Charlie coordinates with escrow, title, the buyer's agent, and any vendors needed for repairs or final walkthroughs. We close the deal and you keep what would have gone to commission.
Charlie AI is a flat fee tiered to your listing price: • Up to $1,000,000 — $4,399 • $1M – $2M — $7,999 • $2M – $3M — $12,999 • $3M+ — $19,999 That covers everything Charlie does — listing, MLS and portal syndication, disclosure preparation, vendor coordination, buyer communication, offer review and negotiation, and transaction coordination through closing — plus licensed broker oversight and a wooden post premium yard sign. The fee is due when your listing goes live on the MLS.
White Glove is a flat fee tiered to your listing price: • Up to $500,000 — $7,000 • Up to $750,000 — $11,000 • Up to $1,000,000 — $15,000 • Up to $1,250,000 — $17,000 • Up to $1,500,000 — $22,000 • Up to $1,750,000 — $25,000 • Up to $2,000,000 — $30,000 • Up to $2,500,000 — $35,000 • Up to $3,000,000 — $45,000 • Up to $4,000,000 — $55,000 For listings above $4,000,000, we'll prepare a custom proposal. The fee is due at MLS submission and is non-refundable once the listing is live. Compensation to a buyer's agent, if you choose to offer it, is negotiated separately as part of any purchase offer (consistent with the 2024 NAR Settlement and current MLS rules). Real estate commissions are not fixed by law — they're negotiable between you and your broker (Cal. Bus. & Prof. Code §10147.5).
A traditional listing agent typically charges 5–6% of your sale price. On a $1.5M Bay Area home, that's $75,000–$90,000 — and most of it pays for things that don't actually move the needle on what your home sells for (overhead, brand marketing, splits up the chain). Loqol charges a flat fee. The work that actually drives a great sale — accurate pricing, clean disclosures, professional photography, broad listing exposure, sharp negotiation — happens the same way it would with a traditional agent. The savings come from a more efficient operating model, not from cutting corners on the things that matter.
Every Loqol listing goes on the local MLS and syndicates from there to Zillow, Redfin, Realtor.com, Trulia, Homes.com, and 100+ other sites where buyers actually search. Same exposure as a traditional listing — the MLS doesn't differentiate based on who paid what commission.
Yes. Charlie generates the full California disclosure package — Transfer Disclosure Statement (TDS), Natural Hazards Disclosure (NHD), Seller Property Questionnaire (SPQ), Agency Disclosure, and any required local addenda — and walks you through each one with plain-English explanations of what's being asked and why it matters. Every document you sign is reviewed under our licensed broker's supervision. If something is genuinely complex — a title issue, an easement question, an unusual contingency — a licensed human steps in directly.
Charlie is the first point of contact for every buyer inquiry. That means: • Answering buyer and buyer's-agent questions about your property 24/7 • Booking and confirming showing requests • Pre-screening inquiries so you're not chasing tire-kickers • Tracking who's seen the home and following up after each showing • Routing serious interest into a formal offer You'll see a running summary of all activity in your dashboard, and you can step in (or hand off to your human agent under White Glove) any time.
Negotiation is where most sellers leave money on the table, so this is one of the things we put the most work into. Whether you're with Charlie AI or White Glove, here's what we do for you when offers start coming in: • Side-by-side offer analysis. Charlie pulls every offer into a clean comparison — price, deposit size, financing type and strength, contingency periods, close timeline, leaseback requests, who pays which closing costs. You see the full picture, not just the top-line number. • Buyer-side due diligence. We pull what we can on the buyer and their agent — pre-approval strength, lender quality, recent activity — so you know who you're actually negotiating with. • A clear recommendation. For each offer, you get a plain-English read on the strongest and weakest points and where there's room to push. We tell you what we'd do and why — not just what's possible. • Counteroffers drafted for you. Whether you're countering on price, asking for a shorter inspection contingency, requesting a larger deposit, or pushing back on repair credits, we draft the counter, walk you through it, and send it once you approve. • Inspection and repair negotiation. When the buyer comes back with a repair request after inspection, we help you decide what to address, what to credit, and what to refuse. This is often the second negotiation, and it's where deals quietly lose thousands of dollars. • Backup offers. If you have multiple interested buyers, we keep them warm and document everything in case your primary deal falls apart. • A human in the loop, always. Yes — at any point, for any reason, at no extra cost. This is the part of Loqol we don't compromise on. • Always available. A licensed Loqol agent is reachable seven days a week. Just ask Charlie to connect you and a human will get back to you the same day, usually within an hour during business hours. • However you want to reach us. Phone, text, email, or in-app chat — whichever works for you. • No "AI tier" trap. Even on Charlie AI (our most affordable tier), human help is included. You're not locked out of talking to a person because you didn't pay for the premium plan. • White Glove gets a dedicated agent. If you choose White Glove, you get a specific licensed agent assigned to your transaction who knows your file end-to-end. • Broker oversight. Every Loqol transaction is supervised by our broker of record. Anything that legally requires a licensed person is handled by one. The short version: Charlie does the heavy lifting so things move fast, and a human is one tap away the moment you want one.
